When considering the services of a real estate agent to buy or sell farms, estate property or even large tracts of land, you need to measure their qualifications carefully. Land is a specialty unto itself. When land will feature prominently in your plans, you need an agent who understands the complexity of marketing, buying, and selling these kinds of properties. Structuring and negotiating offers, identifying land lenders, engineers, specialized lawyers, and working through all “Due Diligence” requirements, these are the things John does daily and does well.

With 39 years in the real estate business, NO ONE has been more active or successful in the marketing of these properties. John credits honesty and a “hard work” ethic for his success in this unique segment of the real estate market.

John started his real estate business in 1979. After 18 years of his early career with Patterson Schwartz Real Estate, he and W. Duncan Patterson ventured out to start Patterson Price Real Estate with a serious focus on selling land and farm properties in Pennsylvania, Delaware, New Jersey and Maryland. That partnership was very successful. In 2012 when David W. Baker, a prominent local farmer with a real estate license and a desire to buy into an ongoing business venture, purchased Patterson’s interest in the firm. John had previously sold the Baker family sprawling Middletown Agriculture operation, which has become a large multi award winning housing community.

John has been fortunate over the years to have participated in a number of sales of large properties (several over 1,000 acres) and a 550 acre Maryland Farm that was almost $20 Million.

While selling over 38,000 acres to date, John acknowledges that there is no “normal” size to his listings. “I can have 15-20 acre properties at the same time as having 400-500 acre listings.” Those listings range from all three Delaware Counties, to Maryland’s Eastern Shore, Chester, Lancaster and York Counties in Pennsylvania. John gave up his New Jersey license in 2014 after 30 years of selling farms in the state. “There just wasn’t enough activity for me there anymore.”

In 2022 Dave Baker decided to retire, and John decided to sadly close Patterson Price Real Estate and move his services back to Patterson Schwartz Real Estate.

John is just as excited today about the business as he was in 1979. “I still love sharing my experience with both Buyers and Sellers regarding their land and farm needs.” John feels that Patterson Schwartz will be a very good fit for his Land and Farm division.

John and his wife, Vicki, enjoy raising thoroughbreds in Maryland and Kentucky, as well as Jack Russell’s at home in Maryland.  While Vicki enjoys extensive boating on the Eastern Shore, Maryland, she’s also busy riding her Clydesdale (Rain) throughout the area.
